West Palm Beach, Fla. --NAI/Merin Hunter Codman, the largest commercial real estate brokerage firm in Palm Beach County, today announced that Merrill Lynch will become the signature tenant at Gardens Pointe, a recently completed, Class-A office building in Palm Beach Gardens, Florida. Gardens Pointe, totaling 34,363 square feet, represents the newest office building in Palm Beach County and one of only a handful of multi-tenanted office buildings developed in the county in the last year. The building was developed by Kolter Commercial. Merrill Lynch has leased more than one-third of the four-story building and will occupy 12,222 square feet, encompassing the entire top floor as well as part of the third. The building is in a prime location, directly off PGA Boulevard, one of the busiest thoroughfares in Palm Beach County, and situated by the Gardens Mall, considered one of the most successful retail centers in the country. Merrill Lynch will have prominent signage atop Gardens Pointe’s facade, which will be visible from the mall. Key Bank has leased most of the first floor.

Gardens Pointe is located at 3507 Kyoto Gardens Drive, which connects Downtown at the Gardens, an entertainment/retail complex, with the Gardens Mall. The street is accessed directly off PGA Boulevard, just a few hundred yards away, and is one-quarter mile from I-95 and two miles east of Florida’s Turnpike. Adjacent to the building is the Hilton Garden Inn, a 175-room hotel that opened earlier this year and was also developed by Kolter. The Gardens Mall and Downtown at the Gardens are both within walking distance of the new office building.
Merrill Lynch, which is expected to occupy the space in early spring, will have unobstructed, panoramic views from near floor-to-ceiling windows and oversized private terraces. The space looks out over a lake and fountains in one direction, with the mall and entertainment complex among the views in other directions. A pedestrian bridge over the lake connects the office building to Downtown at the Gardens. The building has luxuriously appointed common areas, hurricane-impact glass and ample parking. Merrill Lynch will be relocating from an older building on PGA Boulevard.
The private banking division of Key Bank has moved in to 7,267 square feet on the first floor of Gardens Pointe. The Law Offices of Jeffrey Begens will also occupy the ground floor, taking 1,200 square feet. Gardens Pointe is now 60% leased, with 13,500 square feet of space available from 1,200 square-foot suites up to an entire floor complete with private balconies.
